Service Offering

  • Research new development (portfolio properties) and get an understanding of the area as well as the particular attributes of the properties involved.
  • Meet with local estate agents and vet their capabilities
  • Instruct lettings agent or agents
  • Agree a marketing strategy with letting agents and performance accountability
  • Check that agreed strategy is followed and make changes where necessary.
  • Review all offers and decline or agree in accordance with pre-set parameters with client when instructed on the portfolio.
  • Secure property deposits with the landlord’s deposit scheme of preference.
  • Arrange furniture, window dressing and appliances where required and as per agreement with client when receiving instruction on the development.
  • Record keeping of the portfolio including property AST’s, tenant reference documents, appliance guarantees, safety certificates, EPC’s , property welcome packs and any other property related information.
  • Financial record keeping of all property related income and expenses
  • Providing income and expense statements

  • Following up late rent payments and administrate debt collection services where necessary
  • Administrate and manage eviction process where necessary
  • Administrating all regular safety checks for gas and electrical appliances.
  • Six monthly property inspections
