Tenant & Landlord Fees

Tenant charges for tenancies/renewal signed prior to 1st of June:

Fabhomes Estate Agents Letting Fees:

  • Tenant Admin Fee – This fee will cover cost such as preparing the tenancy agreement and any other costs of setting up the tenancy (fee payable per property) £240*
  • Tenant Reference Fee – covers credit checks and ccj checks (per tenant) £60*
  • Guarantor Reference Fee Per Person: £60* (if applicable)
  • Deposit (We require 6 weeks deposit of weekly rent the property is advertised for)

Fabhomes Estate Agents Contractual fees:

  • Early Exit Fee – penalty fee of 15 % of monthly rent for the unexpired period (fixed period as per tenancy agreement) and reimbursement of Landlord’s letting fees if Tenant is moving out earlier – administration fee paid by the Landlord in the amount of £360*
  • Letter Charges (per letter) £24* – (chasing any rent arrears, making complaints)
  • Request for copies of documents where a document has already been supplied to a Tenant – copy of one document issued at £24* for an electronic/hard copy (the cost relates to any documents up to 10 pages long; any additional pages charged at £1 per page of the same document). Postage in case of hard copies being issued are charged at £12* for documents up to 50 pages. Documents over 50 pages will be charged £18*
  • Late Rent Payment Penalty Fee £24* - applied to account each month rent is paid late
  • Returned payment fee- £24* (for any payment presented to the Landlord's Agent's bank but returned, refused or re-presented by the bank for any reason
  • Tenant Reference fee - £24* per reference supplied to the Tenant or any third party
  • Contractor Call Out Charge (applied to Tenant’s account when the Tenant requests a repair and on inspection it is found the problem has been caused by a failure on the part of the Tenant) - our in-house maintenance person’s fees: call out charge within office hours: £30* per visit – labour only, out of office hours £48* per visit – labour only (materials cost will be added on top of the labour cost depending what materials are used during the call out, if any) - external contractors’ call out charges within office hours is £60* per visit – labour cost only and out of office hours is £72* labour cost only (materials cost will be added on top of the labour cost depending what materials are used during the call out, if any).
  • Failed appointments (contractor/check out from the property) £60*
  • Contract Renewal Fee - £24*
  • *Key cut service*
  • *Master system ones £24 per key
  • *Normal key cutting is at £12 per key
  • If the keys cut need to be delivered to the Tenant by post, Tenant is to pay £10 for p&p Should the Tenant require Fabhomes to deliver the cut keys to the Tenant: The charge during office hours is £36* Out of office hours £48*

  • Check Out Fee (payable at the time of move out or deducted from Tenant’s deposit paid for the property where the Landlord paid for the inventory/check in report):

    • 2 bedroom - £96*
    • 3 bedroom - £132*
    • 4 bedroom - £150*
    • 5 bedroom plus - £162*

    Furnished property:
    • Studio/1 bedroom - £96*
    • 2 bedroom - £120*
    • 3 bedroom - £150*
    • 4 bedroom - £168*
    • 5 bedroom plus - £186*

  • Inventory fee (Tenant is responsible for payment of the Inventory at the start of the tenancy where the landlord agrees to pay the full amount for the check out report and any costs and disbursements related to it upon the move out).

    Garden/balcony/additional bathrooms cost £10* each

Tenant Charges (for tenancies after 1st June 2019)

  • Holding deposits - a maximum of 1 week’s rent
  • Deposits - a maximum deposit of 5 week’s rent for annual rent below £50,000, or 6 week’s rent for annual rental of £50,000 and above
  • Payments for a Variation or Change to a tenancy agreement including change in occupancy - £50 inclusive of VAT
  • Payments associated with early termination of a tenancy – capped at the landlord’s loss or the agent’s reasonably incurred costs
  • Failure to return keys plus cost of changing locks – Full replacement costs
  • Utilities, communication services ( e.g. telephone, broadband) TV licence, council tax
  • Interest payments for the late payment of rent – can be charged up to 3% over the Bank of England base rate
  • Reasonable costs for the replacement of lost keys or other security devices

Landlord Fees

Introduction (Lettings only service/ arrangement):
Letting Service: 7.2% including VAT where applicable and £360.00* Tenant Setup Fee. Both payable upfront at the start of the tenancy

Management (Management service throughout whole duration of tenancy):
Premium Full Property Management: 14.4% including VAT where applicable of your monthly rent and £360.00* Tenant Setup Fee (Payable monthly over the duration of the tenancy except admin fee which is payable upfront at the start of the tenancy)

Reference fee per tenant with ID Check £60* (1)
(1)Where the tenant requires a guarantor, the reference for both that tenant and his/her guarantor will be of £100*

Sales Services:
Sole Agency: Our sales commission we charge is flat rate of 2.4% including VAT
Joint or Multiple Agency: Our sales commission we charge is flat rate of 3% including VAT
