Our sales commission is a flat rate of 2.4% (including VAT) as your sole agent, or a flat rate of 3% (including VAT) as a Joint or Multiple Agency

Valuation

We offer a free, no obligation accurate appraisal of the current market value of your home. Our experienced property valuers provide you with a valuation based not only on their in-depth knowledge of North London and surrounding areas, but also utilising our extensive database of recently sold properties and evidence of what is also on the market.

Presenting your property

We ensure that your property is presented in the best possible way, highlighting the important features and aspects of your property. Your home will be shown at its best with full colour photographs and floorplans.

We can organise your legally-required Energy Performance Certificate (EPC) on your behalf, which must be commissioned before your property can be marketed. Once you have seen and approved the particulars of your home, you will then be in a position to receive prospective buyers.

Marketing

To find the perfect buyer, you need to give your property maximum exposure across a range of various media sites. When you instruct Fab Homes to sell your property you will automatically benefit from exposure on our website and property portals such as Zoopla and Onthemarket. We also regularly email our extensive database of buyers and investors.

Viewings

Appointments to view your property are arranged by us and all viewings, where possible, will be accompanied.

Offers

Any offers we receive are promptly notified verbally and then followed up in writing. Our competent sales team will negotiate between you and your prospective applicant in order to achieve the strongest buyer. We will inform you of the position of the buyers and liaise with you until an accepted offer has been agreed.

Exchange of contracts & Completion

Our team are there to support you as paperwork is finalised, contracts exchanged and completion date agreed. The keys to your new home are all yours!
