We let and manage a variety of furnished and unfurnished properties, with a real specialism in North London. Please keep in mind that a range of rigorous checks on all prospective tenants will be carried out and we will require five weeks deposit equivalent to the rent and one month’s rent paid in advance. Should you be uncertain as to your suitability or have specific requirements, please contact us.
Tenant Fees
- Holding deposits - a maximum of 1 week’s rent
- Deposits - a maximum deposit of 5 week’s rent for annual rent below £50,000, or 6 week’s rent for annual rental of £50,000 and above
- Payments for a Variation or Change to a tenancy agreement including change in occupancy - £50 inclusive of VAT
- Payments associated with early termination of a tenancy – capped at the landlord’s loss or the agent’s reasonably incurred costs
- Failure to return keys plus cost of changing locks – Full replacement costs
- Utilities, communication services ( e.g. telephone, broadband) TV licence, council tax
- Interest payments for the late payment of rent – can be charged up to 3% over the Bank of England base rate
- Reasonable costs for the replacement of lost keys or other security devices
